To be effective as a realtor in Costa Rica one needs to really know and have lived in the zone they are serving for at LEAST 10 years, hopefully more. They must also speak fluent Spanish and understand the Tico "campesino" culture (not just have a local tag along with them). One must also be VERY familiar with Costa Rica real estate law. 

Quite often (especially in rural areas), after extensive investments of time and effort, it turns out that the "campesinos" selling the property do not have their legal & plot map papers in order and are unable to actually close on the property. Price changing at the last minute is common. While utility lines may exist close by, there may not be an available line for you to actually use. Many other peculiarities exist.

There are over 3,600.000 pages online "pushing" properties in Costa Rica. More Sites are posted daily. Some of these websites are even set up & run from other countries! These net scammers are legal (as Costa Rica has no regulations against them), so they defend their right to "lure" you into doing business with them, but beware...

Never place your trust in web-only real estate agents when searching for properties in the Puriscal & Turrubares area, or in any other part of Costa Rica. To be sure, ask to see the realtors office. Go to the local police or O.I.J. office and ask for info on people with whom you plan to do business. If they do not appear to have the qualities listed above, we recommend that you back off from using their services.

"Should I buy an existing home or build a new one?"

We rarely recommend buying existing homes in Costa Rica, as they often fail to meet minimum standards of function and safety. We can design and build a new home for you that will ultimately be more satisfying.  Look closely before buying.


"What is a Quinta?"

Simply put, a quinta is a "summer/vacation" place. I say "place" as some folks use the term quinta, for a parcel of land with a "rancho" (a Tico gazebo) to spend a few tranquil hours in a hammock,

but...
  • Most quintas have homes. They can be simple rustic structures, or quite elaborate full feature homes. 

  • Some may also have swimming pools and gyms etc. etc.

Quinta sizes vary. They can be as small as 1/2 acre or as large as several acres. They can be view oriented or ecologically diverse. 

Basically they are what their owners desire them to be. For this reason they are usually not bought...but rather "created" in the owners eyes. Each unique !

The secret is to find your "IDEAL" property, then 
"mold" it into the environment desired.

So, you want to rub noses with the Tico's and experience the culture of Costa Rica, great, because that's what it's all about friends.

You will find Costa Rica to be a world of it's own... so interesting and educational. Most also find Tico's (especially here in Puriscal & Turrubares) to be friendly, gentle people.

Where things seem to go wrong is when folks try and live toooo close together in a mono-culture neighborhood. In our experience, it is risky.

For example, Tico's are noisy people and they love to play their radios and TV's at full blast. They also have large families which begin their days at 5am or before !!! Crying children and barking dogs are the norm. Try as you may to explain YOUR point of view, they will show little or no interest in modifying this lifestyle. 

To desire respect for your privacy and lifestyle is not an anti-social posture, but rather a way of assuring you will not have cultural clashes. Neighbor problems are very unpleasant and can lead to legal problems.

A gated property ensures that your Privacy and security will not be compromised, and allows you to determine your own level of Social Integration, on your own schedule.


"I'm not really sure how to describe the kind of property that I want?"

"What should I do if there are no listings for properties that perfectly suit my requirements?"

Finding that ideal property is a Puriscal-Online specialty...often the "perfect" property doesn't exist in our listing, but we can often create the property by dividing it from a larger piece or joining smaller properties to achieve the correct size, or for better function.
