These are things the internet only realtors (with just months in Costa
Rica, if they are in Costa Rica at all !!! ) cannot take into consideration

TOPOGRAPHY
Costa Rica is a small mountainous country which has a limited amount of areas in which residential development is suitable. Having said
that, I will continue by saying that about 40% of the existing structures are located in areas where conditions DO NOT favor this activity !!!
Years ago (still the case in some remote areas) there were no regulations,
mainly due to the lack of scientific knowledge I guess, but no guidelines were
respected (nor common sense in some cases... ha... ha).
Needless to say, Topography is one of the important
factors that we consider before offering a property.
GEOLOGY / HYDROLOGY
Hand in hand with topographical factors, geological and hydrological realities are important to consider when selecting property (especially for permanent residence).
You wouldn't want to build your home close to overly wet soil
(swamp), nor over a hard pan were drainage was not adequate to support correct septic tank function...etc.
We inspect and certify each property before
offering it to our clients.*
ACCESS
If you shop for properties in the drier months of the year, or during one of the drier years (El Niņo),
you may not get the FULL picture of the true situation present on that property.
What is a small creek in the Dry months can become a raging
stream in the rainy season.
What is a steep but negotiable access road (or driveway) can (and most likely will) become
unusable when the mud is thick.
It is ESSENTIAL to have 24/7 and 365 access to your home !!!
For this reason we put a lot of emphasis on this critical element in property selection.
HISTORY is the key here. A truly qualified realtor MUST have detailed knowledge of his service area, something that can ONLY come from MANY years of
experience, which in turn can only come from a fluent understanding of Spanish and
"campesino" jargon.

Why
we list fewer properties than some other websites
Some Costa Rica real estate sites list hundreds of properties. Why
don't we?
It's not that we couldn't, we reject more properties than we accept.
Truth is, most of the properties seen in other websites aren't suitable for
purchase by folks from abroad...
WHY ? Simply put, folks coming
to Costa Rica to live/retire desire a comfortable and privacy respecting
lifestyle.
They do not want to purchase steep eroding hillsides with
noisy neighbors only a few meters away, who start each and
every day at 4:30 am!
